The challenge
A balcony letting water through damages the structure below. On a cantilevered balcony that structure is generally continuous with the building's floor structure - so the damage doesn't stay at the balcony.
The rainwater goods no longer carried water away as intended, so water was running down the facade.
Our approach
We first established where water was actually getting in, rather than putting a coating over the top.
The balcony was built up watertight including upstands and the junction with the facade, with falls to the outlet.
Downpipes were replaced and connected so water is carried away from the facade.
Outcome
A balcony and drainage that carry water away instead of letting it run into the structure.
Small in scope, large in consequential damage when left too long.
